Upcoming Training and ClassesFinancing Programs for HomebuyersThe City of Fairfield participates in a number of Affordable Housing Programs designed to assist low and moderate income households. Disabled and Minority households are encouraged to apply. Open the following links to view the program limits and eligible requirements for each program.
Federal Tax Credit Program - A program tha offers tax credits toFirst-Time Homebuyers. This program is independing of the City of Fairfeld and can be used by any qualified household.
Mortgage Credit Certificate Program - The MCC tax credit reduces the annual federal income tax of borrowers purchasing qualified homes. In effect, the MCC increases the buyer's annual income, thus allowing buyers to qualify for higher mortgage loans.
Silent Loan Down Payment Assistance Program - The Silent Loan Program provides up to $50,000, (up to $40,000 for down payment and/or closing cost assistance and up to $10,000 for minor rehabilitation of the property), to low-income households with good credit purchasing a home in Fairfield. This program is for low-income first-time homebuyers.
CalHome Down Payment Assistance Program - The CalHome Program provides up to $40,000, in the form of a deferred loan, for down payment and closing cost assistance to low-income households with good credit. To find out if the home you want to purchase is located in the Fairfield Redevelopment Project Areas; download this file, Google Earth Map of RDA Project Areas (Google Earth required). Neighborhood Stabilization Program - The Neighborhood Stabilization Program (NSP) is designed to revitalize targeted neighborhoods impacted by foreclosure. The City's NSP Program has three components. To find out if the home you want to purchase is located in the targeted neighborhoods Google Earth Map of NSP target areas, (Google Earth required). You must have Google Earth installed. For instructions on viewing the file, click on the instructions link on how to view files in Google Earth ( Instructions ). - Developers acquire and rehab bank-owned properties and resell to income eligible homebuyers who may use up to $50,000 in deferred downpayment assistance loans.
- Homebuyers purchasing foreclosed homes from the bank may be eligible for deferred loans of up to $50,000 for downpayment and closing cost assistance.
- Eligible homebuyers purchasing bank-owned properties may apply for of up to $50,000 to make repairs and improvements to the properties.
Other ProgramsNational Homebuyers Fund - A program that offers financial assistance to First-Time homebuyers. This program is independent of the City of Fairfeld and can be used by any qualified household. Assembly Bill 987 - As required by State Law, the City maintains a report of properties that have existing affordability covenants. First Time Homebuyer Down Payment Federal Tax Program - A program that offers down payment assistance through the use of tax credits for First-Time homebuyers. This program is independent of the City of Fairfeld and can be used by any qualified household. Expires November 30, 2009.
